Interpretation

What the series is telling us

Rents sit above their 2017 base while capital values sit meaningfully below — the repricing in this market has happened on the capital side, not the income side. The index is the reading to follow: it absorbs a thin current sample gracefully, and it is what nine years of consistently structured evidence supports. Current-period figures appear here as the latest reading of a long series, not as a headline claim about today.

Building-level rents and capital values do not publish on this tier: the transaction evidence originates in valuation files where the firm acted as advisory and introducing party, and publishing a value against a named building would invite the reading that an opinion of value was given outside a formal instruction under the Valuers Act (Cap. 532). Coverage
